Spacious free standing house with 1'800sqm garden

Location:
The stand-alone house with spacious garden stands at an elevated position with sea view within a well-off and quiet residential area approximately 30 minutes drive from the Sardinian provincial capital of Cagliari. The spot is ideal for beach as well as city visits.
The neighbouring houses are permanently occupied by local Italian residents. The garden is fully enclosed by a fence, and towards the street is separated by a wall with a remote-controlled electric gate, offering good privacy.
The nearest beach "Baia Azzurra" can be rechaed by foot within 5-7 minutes through a traffic-free dirt road. The sand has a very bright color and is very fine. Because the water far out from the beach remains shallow, Baia Azzurra is well suited for small children and elderly.

Accessibility:
The drive from the airport of Cagliari takes, depending on daytime/traffic, 25-35 minutes. The airport with direct connections to many European cities is modern, efficient, and offers a good selection of international and local car rental companies. Cagliari also has a car ferry link with daily direct overnight connections to/from Civitavecchia (North of Rome).
USE OF OWN CAR OR RENTAL CAR STRONGLY RECOMMENDED.

Exterior:
Spacious 1800m2 garden with lighting, two wells, a sand oasis with palms, cactus garden, lemon and orange trees, sub-tropical plants, and a 500-year old olive tree. The garden also features a trampolin with 4.2 meter diameter, which can be used by both children and adults. A ping pong table is also provided.
Both the North as well as South side of the house feature covered outside seating areas. Climatic conditions are such that from March to October breakfast or dinner can be enjoyed outside. The covered terrace on the 1st floor features an external kitchen with sink, fridge, and cooking section.
Use of a large barbeque (propane, hyba HG500) and table tennis included in rent.
There is a separate laundry shed with a modern Samsung AddWash machine with 8 kg capacity (useful for beach towels). Due to hot/dry climate no dryer is needed.

Interior:
The ground floor features a living room with seating and dining areas, a separate kitchen (gas stove, dishwasher, American fridge with deep freezer). The kitchen has a bar in black marble with four high-chairs. The kitchen offers direct access to the outside dining area and garden.
Also on the ground floor, one finds a bathroom with shower and toilet, and an adjacent small bedroom with two separate beds.
During cooler nights fom mid-November until mid March a wood pellet stove can heat the living room and large parts of the house (direct hot air tubing into ground floor bedroom and children's bedroom on the 1st floor). Cost for wood pellet bags is approx. 5 Euro per day.

There is a 2nd living room on the 1st floor with TV and DVD player, sofa, and a desk. Access to a large balcony with panoramic seaview and dining table seating max. 6 persons. One bedroom with king-sized bed, 2nd bedroom with two single beds, which can be combined into one double bed. 
TV provides and internet connectivity (Netflix runs well, but need to use your own account login, no satellite reception / local TV only).

All rooms except bathrooms have Panasonic split-range air conditioners / air heaters.

Solar panels with 4.8kW peak power are sufficient to power the air conditioners CO2-neutral during hot season daytime.

Electic installations with residual current operated circuit breakers (RCCBs) covering all internal and external power circuits (approx 30 separate zones).

FTTH internet connection with WLAN signal on both floors and adjacent garden.

Robust doors and windows to garden and terrace with security glass.

Before check-in, the entire house is very well cleaned.

Other leisure facilities: Nearby infrastructure:Small supermarket "Mini Market" within 3 minutes drive, larger supermarket "Coop" with nice restaurant on top within 4 minutes drive. Yacht harbour "Marina di Capitana" with restaurant within 5 mintes drive. Various restaurants along the coastal road towards Cagliari. Small commercial centre with hairdresser, pharmacy, bakery, post office, and fresh vegetable/fruit market in Flumini (5' drive). Flumini also hosts the 9-hole golf club "Su Tanca" (10' drive). Numerous beautiful beaches with cristal clear water nearby. The beach season typically starts around Easter and ends after the last weekend of October. The 8.5km long city beach of Cagliari, "Poetto" can also be reached in 15 minutes, and offers a series of restaurants, walking and biking ways, bars, and discos. "Poetto" also featurs a amusement park for kids (roller coaster, crash boats, all kinds of games). Cagliari - the unknown gemThe clean and safe city of Cagliari offers attractive pedestrian shopping and restaurant areas in the old town, a castle, museums, a botanical garden, music hall, university, and a large well-equipped hospital at North-Italian standard (far better than Southern Italy or Sicily) covering all medical specializations. In contrast to Northern/Western/Eastern parts of Sardinia, Cagliari is busy all year round with its greater area hosting about 500'000 residents. In 2015, Cagliari was voted as the city with the second highest quality of life in Italy, scoring highly on security, cleanliness, and cultural programs. The province of Cagliari has implemented a sophisticated waste separation and collection system, which shall also be followed by vacation guests.

    “Wir wurden sehr freundlich vom Nachbarn, der sich um das Anwesen kümmert empfangen. Dieser spricht zwar nur wenig Englisch, aber mit Hilfe der vorab verschickten Informationen war das kein Problem. Das ist Haus ist sehr geräumig, perfekt sauber und mit allem Notwendigen ausgestattet. Man merkt, dass der Besitzer auch selber zeitweise dort wohnt. In der Küche findet man erstmal alles, was man benötigt wie z.B. Wasserflaschen, Gewürze etc.. Vor allen Fenstern und Türen sind Mückengitter und die Klimaanlage funktioniert wunderbar. Der Garten ist wirklich sehr groß, fast uneinsehbar und wird auch von ein paar süßen Katzen mitgenutzt. Speziell die Babykatze war sehr unterhaltsam. Insgesamt liegt das Haus in einer ruhigen Wohngegend am Hang. Dadurch ist die Aussicht vom oberen Stockwerk auf die Bucht wunderschön.”
