The attractive Villa Ulmus, a modernly designed villa with elements recognisable to the Istrian region, is located in the municipality of Karojba, only 7 km from the town of Motovun. The villa is located on a plot of 1,107 m2, rich in greenery and surrounded by nature, vineyards and a small forest. The town of Motovun is one of the most attractive medieval towns in Istria. The unspoilt landscapes of the town offer numerous opportunities for an active holiday and enjoying the fruits of nature. For an active holiday, we recommend cycling, hiking along interesting town roads, paragliding, golf, fishing on the Mirna River or searching for the famous Istrian truffles. Around Motovun there are vineyards with famous Istrian wine varieties and nearby there are numerous quality taverns and restaurants where you can enjoy famous Istrian specialities. Many interesting events take place in this town, the most famous of which is the Motovun International Film Festival, which takes place at the end of July and is attended by renowned film artists from all over the world. This modern one-storey house, built to the highest construction standards, offers accommodation for an optimum of 4 and a maximum of 6 guests. The fully air-conditioned villa has two bedrooms and two modern bathrooms. There is a double bed in the master bedroom and two single beds in the other room, which can be put together if required. There are extra beds for a further two people, which can be placed in the bedrooms or in the living room, depending on guests' wishes. The interior and exterior of the villa are directly connected by the glass wall and there is direct access to the garden area from all rooms in the house. In the beautiful green garden there is a 36 m² swimming pool, which is heated before and after the season. An outdoor barbecue, garden furniture and dining table as well as four sun loungers offer you the opportunity to enjoy and relax in the villa's outdoor area. In the outdoor area there is a children's corner with a flat trampoline, children's playhouse/restaurant and sandpit. For additional content and entertainment, there are also three TVs, Netflix and bicycles. If you're looking for a quiet holiday where there is minimal crowd circulation and traffic throughout the area, Ulmus Villa offers just that. And if you want to go on day trips to nearby towns; Motovun, Pore, Pula or Rovinj are easily and quickly accessible. Pets are allowed in this accommodation at the owner's discretion or for a fee.
